Legionella is a potentially deadly bacteria commonly found in man-made hot and cold water systems. This has made it a requirement by some Local Authorities for landlords to carry out a Legionella Risk Inspection before they can rent out their properties.

Landlords in Scotland must conduct a Legionella Risk Assessment of their properties before they can rent them out.
Landlords must control the risk
Those in control of premises, such as landlords and property agents, are required by government and the Health and Safety Executive (HSE) to ensure the health and safety of their tenants, which would include identifying and controlling the risks associated with legionella. Please note this does not mean that landlords must complete a written legionella assessment, but some may choose to do so.

What's involved with Legionella Inspections?
A typical inspection involves identifying potential hazards, the level of risk exposed for Legionella and who is at risk. (Please note this does not involve testing for Legionella bacteria.)
No specific qualifications or previous experience are required in order to become a Legionella Assessor.
The course will provide you with everything you need to get started in this area of work.
Those carrying out legionella assessments will typically charge per inspection they provide. The amount they earn will likely depend on the size and complexity of a property, as well as the number of properties being assessed.
Most Legionella Assessors will get work from landlords, estate agents and property management companies.
They will also get work from existing clients who perhaps need both an Energy Performance Certificate and legionella assessment, and appreciate the convenience of keeping everything ‘under one roof’.
Elmhurst’s online training course Legionella Control for Property Management is a pre-recorded course, which typically takes one day to complete.
Once you have completed the course you will be required to take and successfully complete a test if you wish to join Elmhurst’s official Legionella Competency Scheme.
This process should typically take 2-4 weeks.
